Zoning Envelope / Buildable Area
The buildable envelope for a lot, usually the first calculation in schematic design. From the lot area and land-use zone it works out how much of the lot you may cover, how much floor area you may build and how much open space must stay.
- The maximum building footprint.
- The maximum gross floor area.
- The number of storeys that floor area implies.
- The minimum open space on the lot.
- Follows: PD 1096 (National Building Code), Rule VII.
- The local zoning ordinance decides the zone and can set tighter limits than the national code.
