Allowable Floor Area

The largest total floor area and building footprint a lot allows. PD 1096 caps floor area by the site, not by construction type: the footprint is a share of the lot, and the floor area is that footprint times the number of storeys.

• The allowable maximum building footprint, as a percentage of the total lot area.
• The allowable maximum total gross floor area.
• Both read by character of use and by where the lot sits, such as an inside or a corner lot.
• Follows: PD 1096 (National Building Code), Rule VII, Section 705 and Table VII.1 of its implementing rules.
• Local zoning ordinances can be stricter than the National Building Code. Use the smaller of the two.
